Caliguiri Plaza is an existing 11 story apartment building, located in Pittsburgh’s Allentown neighborhood. The building includes 204 individual units, and over 100,000 square feet of area. The scope of work includes replacement of the existing exterior wall system around the entire building with an insulated metal panel system and new windows. The current EIFS and window system are deteriorated, causing water infiltration and interior damage. Additional work includes the replacement of all exterior and interior storefront systems and EPDM roofing. All apartment units will be occupied during construction, therefore, a phased approach is critical to the project’s success. The demolition and construction will occur in stages, in order to maintain resident comfort. The site is also located on steep topography in a dense urban neighborhood, so staging and location of construction is important. Because of the building’s scale and location, careful consideration was given to the surrounding context in order to provide the most appropriate exterior design. The improved building skin will solve current infiltration issues, but will also provide improved building performance and an updated look.
